Energy security as the new standard for logistical real estate
Bringing together energy security and lower costs in one system? It sounds almost too good to be true. But Sunrock has shown that it's possible at the Levi Strauss distribution center in Dorsten, Germany. With solar panels, battery storage, and a smart Energy Management System (EMS), the distribution center is a blueprint for how logistic real estate in Germany is getting a grip on energy.
About Sunrock
The zero-waste distribution center was developed by Delta Development. To make it more sustainable, Delta collaborated with Sunrock, a leading developer of solar energy projects and storage solutions for logistic real estate. Together with iwell, they created an integrated energy ecosystem that reduces costs, makes optimal use of sustainable electricity, and offers energy security.

The challenge
German companies are also under pressure to become more sustainable:
- Regulations & supply chain pressure: European legislation and supply chain requirements make sustainability a decisive factor in business operations.
- Costs & volatility: at the same time, entrepreneurs are struggling with rising energy costs and a volatile market that can change from day to day.
- Untapped potential: logistics centers have solar panels, but without battery storage and smart control, much of that energy is lost.
- Future grid congestion: sooner or later, Germany will also have to deal with a crowded power infrastructure that slows down growth and electrification.
The bar was set even higher for the distribution center. The building was developed according to the Cradle-to-Cradle philosophy: sustainability integrated from the foundation up. For energy, that meant one clear requirement: maximize the use of solar energy without waste.

The solution
A complete energy system has been realized for the distribution center:
- 3.5 MWp solar energy on the roof
- 1 MWh battery storage on site
- Controlled by iwell's EMS, which maximizes self-consumption and supports the grid
- The building itself has been developed according to Cradle-to-Cradle principles, ensuring that sustainability is incorporated into its very foundations.
The goal: to generate a maximum amount of renewable energy and achieve an efficient energy flow. Thanks to the battery solution, the impact of Sunrock's solar installation is increased: generated energy is used locally, stored intelligently, and only used when the business needs it.

This project proves that sustainability can give entrepreneurs a strategic advantage. With 3.5 MWp of solar panels, 1 MWh of battery storage, and iwell's EMS, the building is equipped with a smart, integrated energy ecosystem that largely supplies its own power and handles peaks where the grid falls short.
